Historic home renovations - Pensacola FL

We recently met with a client that wanted to discuss a new high-end residential project. They had purchased a historic home and wanted to knock it down and start over with a new home. When we asked them 'Why?' they explained that building a new home would be so much easier than renovating. 

At ParsCo, we realize that the task to renovate a home is much more difficult than building a new home. We also understand the delicate balance between merging the old with new. Custom design details and finishing touches are essential elements of a historic home remodel. Careful consideration must be given to the period in which the property was built, present day functionality, as well as possible future use and maintenance. Remodeling a historic home not only requires sensitivity towards design and the architectural history of the home, but also an understanding of the logistics involved in obtaining approvals.  

In a City like Pensacola, the first City in the United States, we never shy away from a historic home renovation and we put our extensive knowledge and experience in construction to make every Historic home renovation a success. Anybody can knock down a house and build a new one, but very few companies have the skill set to manage, design, and construct a Historic renovation. Our success and experience has helped ParsCo to be recognized and hired by the United States Department of the Interior and the National Park Service to perform restoration on some of our countries most historic national treasures dating back to the 1800s.

Pensacola office buildings and Metropolitan Base Classifications

ParsCo Construction is often approached about constructing an office building or a tenant build-out space.  One of the distinguishing factors that dictates pricing and overall design is the Metropolitan Base Factors of what the space is intended to be, where it is located, and how/who will utilize.  For those unfamiliar with real estate and these classes here are the three major classifications:

METROPOLITAN BASE DEFINITIONS 

Class A
Most prestigious buildings competing for premier office users with rents above average for the area. Buildings have high quality standard finishes, state of the art systems, exceptional accessibility and a definite market presence.







Class B
Buildings competing for a wide range of users with rents in the average range for the area. Building finishes are fair to good for the area. Building finishes are fair to good for the area and systems are adequate, but the building does not compete with Class A at the same price.







Class C
Buildings competing for tenants requiring functional space at rents below the average for the area.




ParsCo's team of experienced project managers and designers assist clients, developers, real estate investors, and prospective tenants in determining the proper real estate classification, return on investment for dollars spent, design, and construction costs during the pre-construction phase. After this is completed, ParsCo can make the project a reality by completing construction of the office building to suit the needs of our client.

151 Main Certificate of Completion

On July 15th the City of Pensacola issued the Certificate of Completion for the new 151 Main project. ParsCo is now prepared to begin the interior build-out. The view from the third floor balconies are gorgeous.

Completing one of the largest projects in the country 2015

ParsCo Team completes one of the Nation's largest projects in 2015

ParsCo, LLC working in conjunction with Skanska, and MAPP Construction LLC, has recently completed the new University Medical Center, a major affiliate of LSU Health, in downtown New Orleans, Louisiana.

Situated on 38 acres, bound by Canal Street, South Galvez Avenue, Tulane Avenue and South Claiborne Avenue, the new state-of-the-art academic medical campus will include the only Level 1 Trauma Center in South Louisiana.

Designed to meet flood-resistant construction standards, the first floors of the hospital and ambulatory care building, which house critical functions, was built 22 feet above sea level, well beyond the five-foot base flood elevation for the hospital site. The new campus incorporates storm-proofing technology, including six generators for emergency backup power, which allows the medical campus to withstand up to Category Three hurricanes as well as tornadoes; nuclear or biological accidents; physical attacks; fires; and chemical, biological and radiation hazards, all while remaining in operation for up to a week with virtually no outside support or back-up supplies.

This new campus will serve as the medical education center for excellence for healthcare professions in Louisiana. The hospital will be a key academic anchor for LSU Health, Tulane University, Dillard University, Xavier University, Southern University at New Orleans, Delgado Community College and other healthcare training schools throughout South Louisiana.

The project cost exceeded $1 Billion dollars, with more than 2 million square feet of built space.  It was the largest project for the State of Louisiana.  The project ran 20 hours/day, with up to 1500 workers spread across two shifts.  At the peak of construction, the building team completed roughly $1 million worth of construction per day.

It's no easy task to manage a project with 1,500 workers, 20,000 schedule activities and 515 bid packages. One of the job's first challenges was procuring work on such a large project. The project was divided into multiple bid packages and to as many small pieces as possible.

The overall Facilities include a 560,000-sq-ft hospital with 424 beds; a 747,000-sq-ft diagnostics and treatment center; a 255,000-sq-ft ambulatory care building; and a 546,000-sq-ft parking garage for 1,400 cars.  The project also will be certified at a minimum level of LEED Silver.

Some other interesting notes about managing a project this size are:

1.      There were 8,532 design drawings

2.      Fourteen thousand truckloads of sand were delivered during site-preparation.

3.      The project comprises 2.3 million square feet.

4.      It includes 1.3 million square feet of concrete decking that was delivered at a rate of 60,000 square feet per week — the equivalent of the amount needed for one Wal-Mart every two weeks.

ParsCo's President to be new guest host on local Pensacola radio show

The Restaurant Realty Radio show, broadcast on News Radio Station 1620 in Pensacola and hosted by Michael Carro of Sperry Van Ness Realty has teamed with local construction expert Amir Michael Fooladi of ParsCo,LLC to be a guest host on their weekly radio show. Amir will be on air to discuss all the  construction questions and information relevant to restaurants. Amir's expertise in building and constructing projects over the past 20 years along with his extensive knowledge of building restaurants will be a bountiful contribution to this popular radio show.
